What is Replaced When You Get a New Roof?

What is Replaced When You Get a New Roof?

Thinking about a roof replacement? A new roof is a long-term investment in the comfort, safety, and well-being of your home. This can prove to be an overwhelming decision for homeowners, especially if it’s a new home or your first experience with roof replacement companies. It may prove difficult to surmise what the process will entail and what exactly is replaced when you get a new roof.

Since 1994, RJW Exteriors has replaced thousands of roofs across New Jersey. We are licensed and insured home remodelers with the expertise you can trust to deliver the facts. We’re here to raise the curtain and give you the specifics other roof replacement companies might not be sharing when it comes time to replace your roof.

Inspection Time!

When your roof is overdue for replacement, the RJW Exteriors crew will inspect your roof to understand the condition and extent of the damage from weather and general wear and tear.

From there, we will remove the old shingles and underlayment. The underlayment is a water-resistant roofing tar paper that is installed between the roof deck and the shingles.

What Is Roof Decking and Will It Be Replaced?

Roof decking or sheathing is the foundation of your roof that has been laid between your home’s structural elements, like trusses and joists. It comes in a variety of materials including wood, concrete, and steel. Wood is the most common for residential properties.

The decking layer is the base of support for your new roofing system and whether or not it needs to be replaced is dependent on the condition of your current decking. If your decking exhibits any of the following signs, it will likely require replacement to uphold the integrity of your new roof:

  • Waviness and Sagging in the Roofline and Ceilings
  • Leaks or Water Stains are Present
  • Damaged Flashing is Visible Near Chimneys
  • Apparent Holes in the Roof
  • Drastic Heating and Cooling Costs

Decking replacement is not always performed when you get a new roof. Be sure to ask for more details following the roof inspection to understand the overall condition of your current roof and whether decking replacement will be required during the new roof installation.

Out With The Old and In With The New

Once the new underlayment is placed on top of your existing or new decking, your chosen brand and style of shingles are then installed. Next, to sufficiently direct water away from walls, skylights, chimneys, and other crucial areas, the RJW Exteriors crew will replace all flashing. Flashing is a thin metal material, typically made of steel. Once the flashing is replaced, our expert installation crew will tackle the soffit and fascia. Soffit is the siding underneath your roof’s eave and the fascia is a board that runs along the lower edge of the roof connecting trusses and gutters.

That will complete your new roof replacement!
